Incommunities is one of the largest housing providers in the Bradford district, managing a substantial portfolio of residential and commercial property assets. The organisation required strategic property advice to support the restructuring of its building services leasehold property portfolio, with the objective of consolidating several operational functions into a single facility better suited to its long-term operational requirements.
Our Instruction
Bielby Associates were instructed to provide comprehensive property advice to support the rationalisation of Incommunities’ building services property portfolio. The brief involved identifying a suitable warehouse and office facility capable of accommodating logistics operations, storage of household building materials, training facilities, CCTV operations and office space for the building services team, while also managing the process of exiting existing leasehold commitments.
Outcome
The instruction resulted in the successful negotiation and completion of the acquisition of the former Thorite premises on Hillam Road, Bradford. The property comprises approximately 42,205 sq ft of industrial, trade and office accommodation situated on a site extending to approximately 2.27 acres. The transaction allowed Incommunities to consolidate a number of operational functions into a single larger facility capable of supporting their logistics and operational requirements.
Our Approach
Bielby Associates coordinated the property search process and negotiated terms with the vendor to secure the Hillam Road premises for Incommunities. At the same time, the team negotiated the yielding up of the Training Centre on Hillam Road, achieving a favourable dilapidations settlement with the landlord, and assisted with the yielding up process at Heyford Court. The existing logistics unit was also marketed for sale and to let, generating substantial interest and helping mitigate the client’s leasehold liabilities.
